How People Compare Mutual Fund Returns with Real Estate in the Wrong Way

Many people in India believe that real estate gives better returns than mutual funds. However, in most cases, the comparison itself is done incorrectly. 

People often compare the return of a large property invested in real estste with a very small mutual fund investment, and then conclude that real estate performs better. This is not a true comparison.Lets see some facts.

Amount is not equal

For example, a person may buy a property worth ₹50 lakh and after 10–15 years claim that its value became ₹1 crore or more. At the same time, the same person may invest only ₹5,000 or ₹10,000 monthly in mutual funds and later compare the final amount with the property value. Naturally, the property value may look bigger because the invested amount was also much larger from the beginning.

To make a correct comparison, the investment amount and time period should be equal. If someone invests the same ₹50 lakh amount in equity mutual funds or gradually builds a similar investment through SIP over a long period, the results can be surprisingly competitive and  even better than real estate.

Liquidity problem

Another important point is liquidity and flexibility.

 Mutual funds allow investors to start with small amounts, increase SIPs over time, and withdraw partially whenever needed. In contrast, real estate requires huge capital, maintenance costs, registration charges, property tax, and sometimes long waiting periods to sell the property.

Real estate can definitely be a good asset but for self-use , but saying it always gives better returns than mutual funds is not true.

 Historically, long-term equity mutual funds have created strong wealth for disciplined investors through the power of compounding.

Therefore, instead of comparing different investment amounts , investors should focus on equal investment comparison, long-term goals, inflation-adjusted returns, and overall financial planning before deciding which investment option is better.
